St. Louis County controls about 900,000 acres of tax-forfeited land. That is far more than any other county in the state. Properties come in three types: auction properties sold to the highest bidder, over-the-counter properties that anyone can buy on a first-come basis, and shoreland lease lots from the former waterfront lease program. Payment needs to be by personal check, cashier's check, or money order made out to the St. Louis County Auditor. Down payment is 10% of the sale value or $500, whichever is more. There are also fees for the state assurance (3% of sale price), recording ($46), deed ($25), and deed tax. Online auctions add a 5% buyer's premium.
